Move-Out Cleaning Checklist: Everything Toronto Renters Need to Know to Get Their Deposit Back

Losing your security deposit is one of the most avoidable costs of moving. In Ontario, landlords can deduct from your deposit for cleaning — but only if the unit isn't returned in the same condition it was given to you. Why Move-Out Cleaning Matters in Ontario
Under the Residential Tenancies Act (Ontario), tenants are required to leave the unit in a reasonable state of cleanliness. If you don't, your landlord can apply to the Landlord and Tenant Board to keep part or all of your deposit — and they often win.
The standard inspectors and landlords use is simple: the unit should be as clean as it was when you moved in. That means the inside of the oven, the grout in the bathroom, and the top of the fridge all count.

Take timestamped photos of every room after cleaning, before you hand the keys back. This is your evidence if a deposit dispute ever goes to the Landlord and Tenant Board.
Room-by-Room Move-Out Cleaning Checklist
🍳 Kitchen
- Clean inside the oven — remove racks, scrub interior walls, glass door, and burner pans
- Degrease stovetop and remove all burner covers
- Wipe down all exterior cabinet faces and handles
- Clean inside all cabinets and drawers — remove crumbs and residue
- Clean inside and outside the refrigerator — including freezer, door seals, and vegetable drawers
- Degrease range hood and clean or replace filter
- Clean inside and outside the dishwasher — wipe door seal and run an empty cycle
- Clean inside the microwave — wipe all interior surfaces and turntable
- Scrub the sink and faucet — remove mineral deposits
- Clean countertops thoroughly — including behind the faucet and backsplash
- Mop the floor and clean baseboards
- Wipe light switches and outlet covers
🛁 Bathrooms
- Scrub the toilet — inside bowl, under the rim, behind the tank, and the base
- Clean the bathtub — scrub grout, remove soap scum from walls and tub surface
- Clean the shower — tiles, grout, glass door or curtain rod, showerhead
- Scrub the sink, faucet, and drain
- Clean the vanity mirror — streak-free
- Wipe all cabinet surfaces inside and out
- Clean the exhaust fan cover
- Mop and scrub the floor and grout lines
- Remove any mould or mildew from caulking
- Replace toilet paper roll and wipe dispenser
🛏 Bedrooms
- Vacuum or sweep all floors, including under the bed if applicable
- Wipe all window sills and window tracks
- Clean inside all closets — shelves, rods, and floors
- Dust ceiling fan blades and light fixtures
- Wipe baseboards and door frames
- Clean light switches and outlet covers
- Remove any nails, wall anchors, or screws and fill holes if required
🛋 Living Room & Common Areas
- Vacuum all floors — including corners and under furniture
- Dust all surfaces, shelves, and ledges
- Clean window interiors — glass, sills, and tracks
- Wipe baseboards, door frames, and door surfaces
- Clean light switches and outlet covers throughout
- Dust light fixtures and ceiling corners (cobwebs)
- Wipe any sliding door tracks
🧺 Laundry Room (if applicable)
- Wipe exterior of washer and dryer
- Clean inside the washer drum — run a cleaning cycle
- Clear lint trap on dryer
- Clean behind and beside appliances if accessible
- Sweep and mop the floor
🏠 Building & Entry Areas
- Clean the front entrance and door — inside and out
- Clean balcony or patio if applicable — sweep and wipe railings
- Remove all personal items and garbage from the unit and storage locker
- Return all keys, fobs, parking permits, and amenity passes
What Landlords Inspect Most Closely

- Inside the oven — the most commonly cited reason for deposit deductions in Ontario
- Bathroom grout and caulking — mould or mildew is a frequent complaint
- Inside the refrigerator — especially the vegetable drawers and door shelves
- Window sills and tracks — often overlooked by tenants doing their own clean
- Baseboards and door frames — dust accumulation is visible against a painted surface
- Top of the fridge and kitchen cabinets — grease buildup is common and obvious
📋 Ontario-specific note
Normal wear and tear — such as minor scuffs on walls or light carpet wear from regular use — cannot be deducted from your deposit under Ontario law. Only damage or cleanliness issues beyond normal use qualify. If your landlord is claiming deductions for wear and tear, you can dispute this at the Landlord and Tenant Board.
