That is why a responsible quote should consider the actual scope rather than square footage alone.
The biggest factors that affect price
- Property size and layout. More rooms, floors and staircases generally mean more surfaces and travel time inside the home.
- Number of bathrooms. Bathrooms can be labour-intensive when there is mineral buildup, soap residue or detailed fixtures.
- Appliance interiors. Cleaning inside the oven, refrigerator and other appliances adds time beyond exterior wiping.
- Cabinets, closets and storage. Emptying a home often reveals interior surfaces that were not part of routine cleaning.
- Current condition. A regularly maintained home and a heavily soiled property of the same size can require very different cleaner-hours.
- Extra areas. Garages, laundry rooms, finished basements, balconies and detailed light fixtures should be identified before the quote is confirmed.
Why “starting from” is not the final quote
Published starting prices are useful for planning, but they assume a typical scope. A customer who needs appliance interiors, a garage, detailed fixtures or substantial buildup should expect the quote to reflect that additional work. This protects both the customer and the cleaning team from surprises on service day.
Cleaner-hours are more useful than headcount alone
Two cleaners working for five hours represent ten cleaner-hours. Three cleaners working for a little over three hours can represent a similar labour requirement. The number of people affects how quickly the job finishes, but the total scope determines how much labour is actually required.
Share the number of bedrooms and bathrooms, approximate square footage, number of floors, appliance-interior requirements, garage or basement needs, and recent photos when the property's condition is difficult to describe.
